WARRANTY DEED
DALE R. GROTHEN and BILLIE J. GUYETTE, Husband and Wife, GRANTOR,
in consideration of ONE DOLLAR AND OTHER VALUABLE CONSIDERATION
received from GRANTEE, DALE R. GROTHEN and BILLIE J. GUYETTE,
TRUSTEE of the Dale R. Grothen and Billie J. Guyette Revocable
Trust Agreement, dated July 22, 2026, or their successor, conveys
to GRANTEE, the following described real estate (as defined in Neb.
Rev. Stat. 76-201) :
Lots Eighteen (18) and Nineteen (19) , Block Three (3) ,
Westland First Addition to the City of Hastings, Adams
County, Nebraska.
GRANTOR covenants (jointly and severally, if more than one)
with GRANTEES that GRANTOR:
(1) is lawfully seised of such real estate and that it is free
from encumbrances except for easements and restrictions of record;
(2) has legal power and lawful authority to convey the same;
(3) warrants and will defend title to the real estate against the
lawful claims of all persons.
