Micheal Seballoz, Trustee of the Seballoz Family Trust, GRANTOR, in consideration of
distribution of trust assets and other valuable consideration received from GRANTEE, Micheal
Seballoz conveys to GRANTEE, the following described real estate (as defned in Neb.-Rev. Stat.
76-201):
Lots Nine (9), Ten (10), Eleven (11), and Twelve (12), Block Ten (10), St.
Joseph's Addition to the City of Hastings, Adams County, Nebraska, according
to the recorded plat thereof; and
The South Half (S 1/2) of Lot Three (3) and the North Six (6) feet of Lot Four (4),
Block Five (5),. Webster and Wemple's Addition to the City of Hastings, Adams
County, Nebraska, according to the recorded plat thereof.
GRANTOR covenants (jointly and severally, if more than one) with GRANTEE that
GRANTOR:
1) is lawfully seised of such real estate and that it is free from
encumbrances, subject to existing easements and restrictions of record,
if any;
2) has legal power and lawful authority to convey the same;
3) warrants and will defend title to the real estate against the lawful
claims of all persons.
