MONTE RAY BLOYD AND BEVERLY E. BLOYD, husband and wife,
GRANTORS, in consideration of.One Dollar ($1.00) and other good and valuable
consideration, receipt of which is hereby acknowledged, convey to
NANCY J. FAIRBANKS, a single person, GRANTEE,
the following described real estate. (as defined in Neb. Rev. Stat. Section 76-201):
Lot Five (5), in Peabody's Addition to the City of Hastings, Adams County, Nebraska,
according to the recorded plat thereof, and the North Half (N %z) of that part of the
Northwest Quarter (NW '/4) of the Northwest Quarter (NW '/4) of the Southwest Quarter
(SW '/4) of Section Eight (8), Township Seven (7) North, Range Nine (9) West of the 6tn
P.M., which abuts the South line of said Lot Five (5), being a tract Fifty (50) feet East
and West and Forty-Two and One-Half (42 %2) feet, more or less, North and South.
GRANTORS covenant (jointly and severally, if more than one) with GRANTEE that
GRANTORS:
(1) are lawfully seised of such real estate and that it is free from encumbrances except
easements and restrictions of record;
(2) have legal power and lawful authority to convey the same;
(3) warrant and will defend title to the real estate against the lawful claims of all
persons.
