Pamela S. Edwards, a single person, GRANTOR, in consideration of One
Hundred and Sixty Thousand Dollars ($160,000) and other good and valuable
consideration, receipt of which is hereby acknowledged, convey to Walter C. Bienkowski
III, GRANTEE, the following described real estate (as defined in Neb. Rev. Stat.. Section
76-201):
North 66 feet of the East 152 feet of the South Half of Block Nine (9),
Alexander's Addition, City of Hastings, Adams County, Nebraska, except the
West Eight Feet (W8') thereof, and
Apart of the North Half of Block Nine (9), Alexander's Addition, City of
Hastings, Adams County, Nebraska, legally described as follows: Commencing
at the Southeast Corner of the North Half (N'%z) of Block 9, in Alexander's
Addition to the City of Hastings; running thence West to a point 135 feet East of
the West line of said Block 9; thence North 50 feet; thence East 17 feet; thence
North 10 feet; thence West 17 feet; thence North 6 feet; thence East to the East
line of said Block 9; and thence South 66 feet to the place o£ commencement; all
according to the recorded plat thereof.
GRANTORS.covenantfointly and severally, with GRANTEE that GRANTOR:
(1) is lawfully seised of such real estate and that it is free from encumbrances,
except easements and restrictions of record;
(2) has legal power and lawful authority to convey the same;
(3) warrants. and will defend title to the real estate against the lawful claims of all .
persons.
