Julie M. Steffensmeier, being duly sworn; deposes and
states that:
1. She is the attorney-in-fact for Yvonne Mangers,. and
that Yvonne Mangers is the owner of record and is in possession
of the real, estate described as:
Lots One (1) through Six (6), inclusive, Block One (1),
Taggart's Addition to the City of Hastings, Adams
County, Nebraska, according to the recorded plat
thereof.
2. The above-described real estate has been sold, and
Julie M. Steffensmeier will be signing the deed as her
attorney-in-fact.
3. Julie M. Steffensmeier states that she has personal
knowledge that the power of attorney has not been revoked and
that Yvonne Mangers is not deceased. The copy of the power of
attorney attached is a true and correct copy of the original
power of attorney. t

Know all men by these presents that I, Yvonne M. Mangers, a widow, of
Hastings, Nebraska,. hereby make, constitute and appoint my daughter, Julie M.
Steffensmeier, of Kearney, Nebraska, as my sole and exclusive Attorney-in-fact to act in
my name, place and stead and give my Attorney-in-fact full power and authority to grant,
bargain, sell, convey ox contract for the sale and conveyance, or lease, the following
described property owned by me:
1. Lots 1-6, Block 1, Taggert's Addition to the City of Hastings, Adams
County, Nebraska, and
2. Building 1, Axea B-1, Lot 15, Naval Ammunition Depot, a/lda industrial Park
East, Clay County, Nebraska.
Said Attorney-in-fact is authorized to grant, bargain, convey, sell, or to contract for the
sale and conveyance, or to, lease;upon such terms as she shall deem appropriate, any or all'
of the above-described property to any person for such price.or prices, and on such terms
and conditions, as said attorney-in- fact may deem, proper, and iin. my name to make,
execute, acknowledge, and deliver a good and suffaciemt deed or deeds of conveyance,'or
agreement.
1. I grant to said attorney in fact full power and authority to perform all acts to be
done'iuz and about the pxez:ouses as herein described, as I could, do.if pezsonally present.;
2. 1 authorize said attorney-in-fact to request, demand, sue for, collect, recovez,
and receive all moneys which may become due and owing to me by`reason of such sale
and conveyance, whether by deed, contract, or other instrument.
