RICHARD G. NEIL AND CLAUDIA J. NEIL, husband and wife, GRANTORS, in
consideration of One Dollar ($1.00), and other good and valuable consideration, receipt
of which is hereby acknowledged, convey to
BRENT B. HINRICHS AND ROGENE L. HINRICHS, husband and wife,
GRANTEES, as joint tenants and not as tenants in common,
the following described real estate (as defined in Neb. Rev. Stat. Section 76-201):
Lot One (1), except the South Sixty-Two (S 62) feet thereof, and Lot Two (2),
except the West Six (W 6) feet and except the East Forty-Four (E 44) feet of the
South Sixty-Two (S 62) feet thereof, Block Nine (9), Lewis Subdivision of Blocks
1, 8, 9, and 16 of Lewis Subdivision of the Northeast Quarter; of the Southeast
Quarter of Section 11, Township 7 North, Range 10 West of the 6th P.M., in the
City of Hastings, Adams County, Nebraska, according to the recorded plat
thereof.
GRANTORS covenant (jointly and severally, if more than one) with GRANTEES
that GRANTORS: -
(1) are lawfully seised of such real estate and that it is free from encumbrances except
easements and restrictions of record;'
(2) have legal power and lawful authority to convey the same;
(3) warrant and will defend title to the real estate against the lawful claims of all
persons.
