Sondra L. Frank, a single person; and Thomas Frank and Tonja Frank, husband and wife;
and Timothy Frank and Michelle Frank, husband and wife, GRANTORS, in
consideration of One and 00/100 ($1.00) DOLLAR and other valuable consideration
received from GRANTEES, Richard H. Johnson, Trustee of the Richard I3. Johnson
Revocable Trust; and Iris G. Johnson, Trustee of the Iris G. Johnson Revocable
Trust, each an undivided 1/z interest, convey to GRANTEE, the following described
real estate (as defined in Neb. Rev. Stat., § 76-201):
The West Half of the Southwest Quarter (W%zSW %) of Section Thirty-five (35), Township
Six (6) North, Range Ten (10) West of the 6°' P.M., Adams County, Nebraska, EXCEPT
those parcels conveyed to The State of Nebraska recorded in Deed Book 122, Page 616 and
in Book 317, page 819;
AND That part of the West Half of the Northwest Quarter (W%z NW%) of said section
described as follows: Commencing at a point 750 feet South ofthe Northwest comer of said
Section Thirty-five (35); thence east parallel to the North line of said Section to a point 385
feet West of the East line of said W'/zNW%; thence South parallel to the East line of said W'/z
NW'/< to the South line of said NW`/<; thence West on said South line to the Southwest corner
of said NW'/<; thence North on the West line of said Section to the place of begiruung, in
Township Six (6) North, Range Ten (10), West of the 6"' P.M., Adams County, Nebraska
GRANTORS covenant (jointly and severally, if more than one) with GRANTEES that
GRANTORS:
(1) .are lawfully seised of such real estate and that it is free from
encumbrances;
(2) have legal power and lawful authority to convey the same;
(3) warrant and will defend title to the real estate against the lawful claims of
all persons.
