WARRANTY DEED
Lorene R. Trausch, surviving spouse of Francis A. Trausch and still a single
person, GRANTOR, in consideration of ONE AND NO/100 DOLLARS ($1.00) receipt
of which is hereby acknowledged, convey to Grantor's children, Eugene Trausch, Dennis
Trausch, Roger Trausch and Marlene Long, GRANTEES, the following described real
estate (as defined in Neb. Rev. Stat. 76.201):
Lots Five (5) and Six (6) in Parr's Subdivision of Block Five (5), Pratts
Addition to the Village of Roseland, Adams County, Nebraska; AND

The South Half (S'/2) of the Southeast Quarter (SE'/4) of Section Ten (10);
the North Half (N'/z) of the Northeast Quarter (NE'/4) of Section Fifteen
(15); and the West Half (W%2) of Section Fourteen (14), ALL in Township
Five (5) North, Range Eleven (11), West of the 6th P.M., Adams County,
Nebraska.
GRANTOR HEREBY RESERVES A LIFE ESTATE IN ALL OF SAID REAL
ESTATE.
GRANTOR covenants (jointly and severally, if more than one) with the
GRANTEES that GRANTOR:
(1) is lawfully seized of such real estate and that it is free from encumbrances,
except roads and highways, easements and restrictions of record;
(2) has legal power and lawful authority to convey the same;
(3) warrants and will defend title to the real estate against the lawful claims of all
persons.
