Orville E. Duden, Jr., a single person, GRANTOR, in consideration of One and 00/100 ($1.00)
DOLLAR and other valuable consideration received from GRANTEES, Ronald J. Wright and
Rogene A. Wright, husband and wife, convey to GRANTEES, as joint tenants and not as
tenants in common, the following described real estate (as defined in Neb. Rev. Stat., § 76-201):
A tract of land in the Southeast Quarter (SEl/4) of Section Thirty-One (31), Township Seven (7)
North, Range Ten (10) West of the 6ei P.M., Adams County, Nebraska, more particularly
described as: Beginning at the Southeast Corner of said Section 31, running thence North
89°52'22.9"Wand along the South line of the Southeast Quarter (SE'/<) of said Section 31 a
distance of 575.46 feet; running thence North 00°04'55.1" E a distance of 2139.39 feet; running
thence North 89°57'25.4"W a distance of 680.86 feet; running thence North 00°05'55.1" W a
distance of 515.99 feet, to a point located on the North line of the Southeast Quarter (SE'/<) of
said Section 31; running thence South 89°57'25.4 E and along the North line of the said
Southeast Quarter (SE%) a distance of 1256.31feet to the.East Quarter corner of said Section 31;
running thence South 00°04'55.1"Wand along the East line of the said Southeast Quarter (SE'/<)
of Section 31 a distance of 2659.19 feet, more or less, to the POINT OF BEGINNING; the
Southerly 33.00 feet thereof is presently being occupied by a public road Right-of--Way easement;
AND including an easement for access located in said Southeast Quarter described as follows:
Commencing at the Southeast Corner of Section 31, Township 7 North, Range 10 West of the 6'~
P.M., Adams County, Nebraska, running thence North 89°52'22.9" W (assumed bearings) and
along the South line of the Southeast Quarter (SE'/<) of said Section 31 a distance of 575.46 feet,
to the POINT OF BEGINNING; thence continuing North 89°52'22.9"Wand along the said
South line of the SE'/< a distance of 30.00 feet; running thence North 00°04'5.1" E a distance of
2139.58 feet; running thence South 89°57'25.4"E a distance of 30.00 feet; running thence South
00°04'55.1" W a distance of 2139.39 feet, more or less, to the POINT OF BEGINNING.
GRANTOR covenants (jointly and severally, if more than one) with GRANTEES that
GRANTOR:
(1) is lawfully seised of such real estate and that it is free from encumbrances;
(2) has legal power and lawful authority to convey the same;
(3) .warrants and will defend title to the real estate against the lawful claims of all
persons.
