consideration of Love and Affection, hereby convey to Curtis J. Zubrod and Mavon C.
Zubrod, husband and wife, as joint tenants and not as tenants in common, GRANTEES,
the following described real estate (as defined in Neb. Rev. Stat. Section 76-201):
The West Twenty (20) feet of Lot Seven (7), and the East Forty
(40) feet of Lot Eight (8), in Block Two (2) of Westland
Subdivision to the City of Hastings, Adams County, Nebraska,
according to the recorded plat thereof
which was conveyed to GRANTORS by a Special Warranty. Deed filed on December 19 ,
2007, as Instrument No. 20075500, in the office of the Register of Deeds of Adams
County, Nebraska. -
GRANTORS covenant (jointly and severally, if more than one) with GRANTEES that
GRANTORS:
(1) are lawfully seised of such real estate and that it is free frotn encumbrances except
easements and restrictions of record;
(2) have legal power and lawful authority to convey the same;
(3) warrant and will defend title to the real estate against the lawful claims of all persons.
