Cornhusker Realty Company, a Nebraska corporation, GRANTOR, in consideration of
Fifty-Two Thousand Five Hundred Do11aTS ($52,500) and other good and valuable
consideration, receipt of which is hereby acknowledged, conveys to GRANTEES Alan
Jeffrey Miller and Carolyn J. Miller, as joint tenants and not as tenants in common, the
following described real estate (as defined in Neb. Rev. Stat. Section 76-201):
Lot Six (6), Block Twenty-three (23), Original Town of Hastings, Adams
County, Nebraska, according to the recorded plat thereof.
GRANTOR covenants with GRANTEES that GRANTOR:
(1) is lawfully seised of such real estate and that it is free from encumbrances,
except easements and restrictions of record;
(2) has legal power and lawful authority to convey the same;
(3) warrants and will defend title to the real estate against the lawful claims of all
persons.
