Robert B. McCoy, Jr., a single person, and Sandra J. Milby, a single person,
GRANTOR, in consideration of Two Hundred Five Thousand and 00/100
($205, 000.00) Dollars received from GRANTEE, Michael L. Mawby and Diane
F. Mawby, husband and wife, conveys to GRANTEE, as joint tenants and not as
tenants in common, the following described real estate (as defined in
Nebraska Revised Statute 76-201):
Lot Twenty-four (24) and part of Lot Twenty-Three (23) in the
Replat of Block One (1), West Heights Addition to the City of
Hastings, Adams County, Nebraska, according to the recorded plat
thereof, described as follows:
Beginning at the Southeast Corner._of said Lot 24; thence
southwesterly along the southerly line of said Lots 24 and 23 a
distance of 95.2 feet to a point that is 18.54 feet
southwesterly from the Southeast Corner of. said Lot 23; thence
northerly a distance of 137 feet, more or less, to a point on
the northerly line of said Lot 23, 26 feet southwesterly from.
the Northeast Corner of said Lot 23; thence northeasterly along
the northerly line of said Lots 23 and 24 a distance of 92.75
feet to the Northeast Corner of said Lot 24; thence southerly
along the east line of Lot 24 a distance of 139.5 feet to the
point of beginning..
GRANTOR covenants (jointly and severally, if more than one) with
GRANTEE that GRANTOR:
(1) is lawfully seised of such real estate and that it is free
from encumbrances except easements, visible and of record, and
any restrictions of record;
(2) has legal power and lawful authority to convey the same;
(3)_warrants and will defend title to the real estate against
the lawful claims of all persons.
