and other good and valuable consideration, receipt of which is hereby acknowledged,
convey to
MICHAEL D. PEIRCE ANll CHERLENE A. PEIRCE, husband and wife,
GRANTEES, as joint tenants and not as tenants in common,
the following described real estate (as defined in Neb. Rev. Stat. Section 76-201):
The West Forty-Eight (W 48) feet of Lot Two (2) and the East Twelve (E 12) feet
of Lot Three (3), Block Three (3), Bateman's Subdivision of the Southeast
Quarter (SE'/4) of the Northeast Quarter (NE'/4) of Section Eleven (11),
Township Seven (7) North,:Range Ten (10) West of the 6t" P.M., in the City of
Hastings, Adams County, Nebraska; according to the recorded plat thereof, and
the North Orie-Half (N ''/z) of the vacated alley abutting said lots to the South
thereof.
GRANTORS covenant (jointly and severally, if more than one) with GRANTEES
that GRANTORS:
(1) are lawfully seised of such real estate and that it is free from encumbrances except
easements and restrictions of record;
(2) have legal power and lawful authority to convey the same;
(3) warrant and will defend title to the real estate against the lawful claims of all
