One Dollar ($1.00) and other good and valuable consideration, conveys to GRANTEE, Charles
Gabus as Trustee of the Charles Gabus Revocable Trust dated October 16, 2001, the following
described real estate (as defined in Neb. Rev. Stat. § 76-201):

Eleven (11) West of the 6th P.M., Adams County, Nebraska, EXCEPT that portion
known as Lot One (1) of Sahling Subdivision Replat recorded October 17, 2002, as
Instrument #2002-5543, records of Adams County, Nebraska, TOGETHER WITH an
easement for ingress and egress overthe East 20 feet of the East 314 feet of the North
314 feet by Instrument recorded March 24, 1994 as #1994-1345, records of Adams
County, Nebraska, TOGETHER WITH an easement over and across the West Twenty
feet and the South Twentyfeet of Lot One (1) Sahling Subdivision recorded December
31, 2002 as Instrument#2002-7333, records of Adams County, Nebraska.

GRANTOR covenants (jointly and severally, if more than one) with GRANTEE
that GRANTOR:
1. is lawfully seized of such real estate and that is free from encumbrances, EXCEPT
subject to easements, reservations, and restrictions of record;
2. has legal power and lawful authority to convey the same;
3. warrants and will defend title to the real estate against the lawful claims of all
persons.
