REGISTER OF DEEDS
Robert A. Wallace and Margaret A. Wallace, Husband and Wife, GRANTOR, in
consideration of One Dollar ($1.00) and other valuable consideration, conveys to GRANTEE, R
Land, Inc., a Nebraska Corporation, the following described real estate (as defined in Neb. Rev.
Stat. 76-201):
An undivided one-half interest in the West Half (W1/2) of Section Eighteen (18),
Township Eight (8) North, Range Twelve (12), West of the 6th P.M., Adams
County, Nebraska, except a strip of land for road contained in Warranty Deed filed
September 5, 1961 in Book 162, Page 415, and except a tract of land located in the
Northwest Quarter of Section Eighteen (18), Township Eight (8) North, Range
Twelve (12) West of the 6th P.M., Adams County, Nebraska, said tract being more
particularly described as follows: Commencing at the Northwest Corner of the
NW1/4 of Section 18, Township 8 North, Range 12 West of the 6th P.M., Adams
County, Nebraska, running thence South 00°00'00" West, (assumed bearings) and
along the West line of the said NWl/4 a distance of 716.68 feet; running thence
North 89°37'59" East a distance of 41.25 feet to a point located on the Easterly
Right-of--Way line of Denman Avenue; said point being the Actual Point of
Beginning; thence continuing North 89°37'59" East a distance of 376.70 feet;
running thence South 03°43'29" West a distance of 530.90 feet; running thence
South 89°37'59" West a distance of 342.21 feet to a point located on the said
Easterly Right-of--Way line of Denman Avenue; running thence North 00°00'00"
East and along the said Easterly Right-of--Way line of Denman Avenue a distance
of 529.56 feet, more or less, to the Actual Point of Beginning.
GRANTOR covenants (jointly and severally, if more than one) with GRANTEE that
GRANTOR:
1) is lawfully seised of such real estate and that it is free from
encumbrances, subject to existing easements and restrictions of record,
if any;
2) has legal power and lawful authority to convey the same;
3) warrants and will defend title to the real estate against the lawful
claims of all persons.
