ANSTINE TRUST AGREEMENT, GRANTOR, in consideration of One Dollar
($1.00), and other good and valuable consideration, receipt of which is hereby
acknowledged, convey to BENJAMIN BRYAN WINSTON, a single person, the
following described real estate:
The South Thirty (S 30) feet of the North Eighty (N 80) feet of Lot Two (2), Block
Five (5), and the North Fifteen (N 15) feet of the South Twenty (S 20) feet of the
East Seventy-Five (E 75) feet of Lot Two (2), Block Five (5), Haire's Addition to the
City of Hastings, Adams County, Nebraska, according to the recorded plat thereof..
GRANTOR covenants (jointly and severally, if more than one) with GRANTEE that
GRANTOR:
(1) is lawfully seised of such real estate and that it is free from encumbrances except
easements and restrictions of record;
(2) has legal power and lawful authority to convey the same;
(3) warrants and will defend title to the real estate against the lawful claims of all
persons.
