GRANTORS, in consideration of One Dollar ($1.00), and other good and valuable.
consideration, receipt of which is hereby acknowledged, convey to
ADAM J. FITZKE AND TIFFANY A. FITZKE, husband and wife, GRANTEES, as
joint tenants and not as tenants in common,
the following described real estate (as defined in Neb. Rev. Stat. Section 76-201):
Commencing on the North Line of the South Half (S 1/2) of the South Half (S 1/2)
of Section Eight (8), Township Seven (7) North, Range Nine (9) West of the 6th
P.M., in the City of Hastings, Adams County, Nebraska, at the intersection of the
East line of Sixth Avenue and the North line of Third Street as the same are shown
and platted in the recorded plat of East Park Addition to the City of Hastings,
running thence East 220 feet; thence South 227.2 feet; thence West 220 feet to the
East line of Sixth Avenue; running thence North on the East line of said Sixth
Avenue 227.2 feet to the place of beginning.
GRANTORS covenant (jointly and severally, if more than one) with GRANTEES
that GRANTORS:
(1) are lawfully seised of such real estate and that it is free from encumbrances except
easements and restrictions of record;
(2) have legal power and lawful authority to convey the same;
(3) warrant and will defend title to the real estate against the lawful claims of all
persons.
