THIS INDENTURE WITNESSETH, that the Grantor: HSBC Mortgage Services Inc., in consideration of
the sum of one dollar and other good and valuable considerations, the receipt of which is hereby
acknowledged. CONVEY to Grantee: Ronald Lovegrove a single person, whether one or more, the

Grantor covenants (jointly and severally, if more than one) with the Grantee that Grantor:
(1) Is lawfully seized of such real estate and that is free from encumbrances subject to
easement, reservations, covenants and restrictions of records.
(2) Has legal power of lawful authority to convey the same.
(3) Warrants and will defend the title to the real estate against the lawful claims of all
persons.
Situated in Adams County, NE, hereby releasing and waiving all rights.
