Vernier and Douglas J. Vernier, wife and husband, GRANTOR, in consideration of $1.00 and Funding of Trust, received from GRANTEE, Jolene F. Duke, Trustee of the Einspahr Daughters Irrevocable Trust dated February 21, 2008, conveys to GRANTEE, the following described real estate (as defined in Neb. Rev. Stat. 76-201): All of my undivided interest being cone-fourth interest in and to The Southeast Quarter (SE%) of Section Twenty-four (24), in Township Seven (7) North, of Range Twelve (12), West of the 6th P.M., in Adams County, Nebraska; and, The West Half (W'/2) of Section Nineteen (19), in Township Seven (7) North, of Range Eleven (11), West of the 6th P.M., in Adams County, Nebraska, except the following: Commencing at a point 945.6 feet West and 53.57 feet South of the Northeast corner of the Northwest Quarter (NW%<) of Section Nineteen (19), in Township Seven (7) North, of Range Eleven (11), West of the 6th P.M.; thence South at a right angle to the South line of Highway No. 6, a distance of 215.0 feet; thence West parallel to the North line of said section a distance of 106 feet; thence North 215.6 feet to a point on the South line of said Highway No. 6, 106 feet West of the point of commencement; thence East on the said South line of Highway, 106 feet to the point of commencement, and subject to easements, restrictions and covenants of record, if any. GRANTOR covenants (jointly and severally, if more than one) with GRANTEE that GRANTOR: (1) is lawfully seised of such real estate and that it is free from encumbrances; (2) has legal power and lawful authority to convey the same; (3) warrants and will defend title to the real estate against the lawful claims of all persons.
