estate (as defined in Neb. Rev. Stat. Section (76-201) in Adams County, Nebraska:
A tract of Land comprising a part of the Southeast Quarter (SE1/4) of Section Four
(4), Township Six (6) North, Range Twelve (12), West of the 6th P.M., Adams County,
Nebraska, said tract being more particularly described as follows:
BEGINNING at the Northeast corner of said SE '/4; thence running
N89°51'49"W on the North line of said SE1/4 for a distance of 385.00 feet; thence
S00°00'00"E for 340.00 feet; thence S89°51'49"E for 385.00 feet to a point on the
East line of said SE1/4; thence running on an assumed bearing of N00°00'00"E on
the East line of said SE1/4 for 340.00 feet to the POINT OF BEGINNING, said tract
containing 3.005 acres more or less, the Easterly 33.00 feet thereof being
Constitution Avenue right-of-way, said tract henceforth to be known as THE RANCH
SUBDIVISION.
