W. Beach and JoAnn V. Beach, husband and wife as joint tenants, conveys to
GRANTEES, the following described real estate (as defined in Neb. Rev. Stat. 76-201):
The West 119.5 feet of the East 224.5 feet of Block 4 of Pratt's Addition to
the Village of Roseland, Adams County, Nebraska,
subject to easements and restrictions of record.
GRANTOR covenants with GRANTEE that GRANTOR has legal power and
lawful authority to convey the same.
