consideration of One Dollar ($1.00) and other valuable consideration received from GRANTEE,
Larry Rex Ross and Juliann Marie Ross, husband and wife, as joint tenants with rights of
survivorship, conveys to GRANTEE, the following described real estate (as defined in Neb. Rev.
Stat. 76-201):

West Lawn Addition to the City of Hastings, Adams County, Nebraska, according
to the recorded plat thereof, along with One-half ('/~) of the vacated alley abutting
said property.

GRANTOR covenants with GRANTEE that GRANTOR has legal power and lawful
authority to convey the same.
