MARK R. DITSWORTH AND JEAN M. DITSWORTH, husband and wife,
GRANTORS, in consideration of One Dollar ($1.00) and other good and valuable
consideration, receipt of which is hereby acknowledged, conveys to
JAMES M. KAUFMAN, a single person, GRANTEE,
the following described real estate (as defined in Neb. Rev. Stat. Section 76-201):
The West Forty (W 40) feet of Lot Two (2) and the East Twenty (E 20) feet of Lot
Three (3), Block Three (3), East Third Street Addition to the City of Hastings,
Adams County, Nebraska, according to the recorded pat thereof.
GRANTORS covenants (jointly and severally, if more than one) with GRANTEE that
GRANTORS:
(1) are lawfully seised of such real estate and that it is free from encumbrances except
easements and restrictions of record;
(2) have legal power and lawful authority to convey the same;
(3) warrant and will defend title to the real estate against the lawful claims of all
persons.
