EUGENE F. KORT and BETTY J. KORT, Husband and Wife,. herein called Grantors,
in consideration of one dollar and other valuable consideration; received from grantee, do
grant, bargain, sell, convey and confirm unto RANDAL S. KORT and BARSHA K.
BOHLEN-KORT husband and wife as joint tenants with rights of survivorship and not

Seven (l, 2, 3, 4, 5, 6, 7) in Block Nine (9), All in the Village of Ayr, Adams
County, Nebraska, AND
The Southeast Quarter (SE'/4) of Section Thirty-three (33), Township Six (6) North,
Range Ten (10) West of the 6~~' P.M., subject to public roads; EXCEPT that part platted
as Ayr; AND EXCEPT Amen Subdivision in the Village of Ayr; AND EXCEPT said
Railroad Right-of--Way; AND EXCEPT That portion contained within the Southeast
Quarter which lies east of the easterly right of way line of the Burlington Northern
Railroad and north of the North Corporation line of the Village of Ayr, Nebraska, being a
part of the following legal description: Begimiing at the Northeast Corner of said
Southeast Quarter of said Section 33, thence N00°00"00"E (Assumed Bearing), along
and upon the east line of the Northeast Quarter of said Section 33, a distance of Six
Hundred Twenty Two and Twenty Six Hundredths (622.26) feet to a point on said
Easterly railroad right of way line; thence S 19°57' 10"W, along and upon said easterly
railroad right of way line, a distance of Two Hundred Sixteen and Eight Hundredths
(216.08) feet to a point of curvature; thence running southerly, along and upon said
easterly railroad right of way line, and being along and upon the arc of a 2,833.97 foot
radius curve to the left, a distance of One Thousand Four Hundred Seventy Nine and
Sixty Three Hundredths (1,479.63) feet (long chord distance 1,462.88 feet-long Chord
bearing S04°59'44"W); thence N88°53'44"E, along and upon said easterly railroad right
of way line, and being parallel with said North Corporation line of the Village of Ayr, a
distance of Fifty and Sixty One hundredths, (50.61) feet; thence running southeasterly,
along and upon said easterly railroad right of way line, and being along and upon the arc
of a 2,783.97 foot radius curve to the left, a distance of Two Hundred Twenty Nine and
Sixty Eight Hundredths (229.68) feet (long chord distance 229.61 feet-long chord bearing
S 12°29'08"E) to a point on said North Corporation line of the Village of Ayr; thence
N88°53'44"E, along and upon said North Corporation line of the Village of Ayr, a
distance of One Hundred Eight and Forty Nine Hundredths (108.49) feet to a point on the
east line of said Southeast Quarter of said Section Thirty Three (33); thence
N00°00'00"E along and upon said east line, to the point of beginning; AND EXCEPT

that portion described as: Commencing at a point 70 feet West of the Southwest corner
of Lot Six (6), Block Ten (10), in the Village of Ayr, Adams County, Nebraska; thence
North 300 feet; thence West 145 feet; thence South 317 feet; thence East 145 feet; thence
North 17 feet to the point of beginning; AND EXCEPT Ayr Utility Park, in the Village
of Ayr; AND EXCEPT a portion conveyed to the State of Nebraska for road purposes
recorded in Book 77, at Pages 714 and 895; AND subject to two separate perpetual
easements granted to the Village of Ayr recorded in Miscellaneous Book 36, Page 563
and in Miscellaneous Book 36, Page 600; all in Adams County, Nebraska.
To have and to hold the above described premises together will all tenements,
hereditaments and appurtenances thereto belonging unto the grantee and to grantee's
heirs and assigns forever. --
And-the grantors do hereby covenant with the grantee and with the grantee's heirs
and assigns that grantors are lawfully seized of said premises; that they are free from
encumbrances that grantors have good right and lawful authority to convey the same; and
that the grantor warrant will defend the title to said premises against the lawful claims of
all person whomsoever.
