GRANTOR, in consideration of TWO HITNDRED TWENTY THOUSAND AND
NO/100 DOLLARS ($220,000.00), does grant, bargain, sell, convey and confirm unto
PAUL WIBBELS, M.D. and MICHELLE SEIZYS, M.D., GRANTEES, the following-
described real estate (as defined in Neb.Rev.Stat. 76-201) in Adams County, Nebraska:
Unit 106 of the Hastings Medical Park Condomuuum, City of Hastings,
Adams County, Nebraska, as described in a Master Deed and Declaration
of Covenants recorded on December 29, 1995 at Instrument No. 954896 in
the office of the Register of Deeds of Adams County, Nebraska, as
amended by the First Amendment to Master Deed and Declaration of
Covenants recorded on November 3, 1999 at Instrument No. 19995520 in
the office of the Register of Deeds of Adams County, Nebraska, and the
Second Amendment to Master Deed and Declaration of Covenants
recorded on December 8, 1999 at Instrument No. 19996098 in the office
of the Register of Deeds of-Adams County, Nebraska.
GRANTOR covenants with the GRANTEES that GRANTOR:
(1) is lawfully seised of such real estate and that it is free from
encumbrances, except easements and restrictions of record;
(2) has legal power ar~d laurful aut~'~~~ity to conv~y the same;
and
(3) warrants and will defend the title to the real estate against
the lawful claims of all persons.
