The undersigned, being an Attorney for the Successor Trustee under a Trust Deed
filed for record in the records of Adams County, Nebraslca, by Chad A. Hofferber and
Kimberly C. Hofferber, Husband and Wife, as Trustors, in which City National Bank &
Trust Co, is named as Beneficiary, hereby gives notice that a breach of an obligation for
which the trust property was conveyed as security has occurred, and the nature of such
breach is the Trustor's failure to make debt payments as they became due. The current
lawful holder of the promissory note is Wells Fargo Bank, NA . You are hereby notified
that because of such default, the indebtedness secured by said Trust Deed is accelerated
and as of 10/03/2008, is in the amount of $ 35,184.10 , plus interest thereafter. You are
further notified that because of such default, the undersigned has elected to sell or cause
to be sold the trust property to satisfy the obligations under the Trust Deed; the trust
property being legally described commencing on the cover page of this instrument and
incorporated as it fully set forth herein and commonly known as: 1021 WABASH AVE ,

The undersigned, being the Trustee under a Trust Deed filed for record on March 10,
2000, at Instrument No. 20001031, Adams County Register of Deeds Office, Dale W. Gartner
and Audrey K. Gartner, Husband and Wife, as Trustors, in which Harvard State Bank is named
as Beneficiary, hereby gives notice that a breach of an obligation for which the trust properly was
conveyed as security has occurred, the nature of such breach is the Trustor's failure to make tax
payments as they became due. You are hereby notified that because of such default the
indebtedness secured by said Trust Deed is accelerated and as of October 9, 2008, is in the
amount of $101,640.75, plus interest thereafter, and further notified that because of such default
the undersigned has elected to sell or cause to be sold the trust property to satisfy the obligations
under the Trust Deed; the trust property affected is as follows:
The Southeasterly Thirty-Six (SE 36) feet of Lot Nine (9), and the
Northwesterly Sixty-Eight (NW 68) feet of Lot Ten (10), Block Five (S),
Imperial Village Second Addition to the City of Hastings, Adams County,
Nebraska, according to the recorded plat thereof.
