KNOW ALL MEN BY THESE PRESENTS,
THAT WHEREAS, the indebtedness secured by the Deed of Trust Executed by
Rick J. Mangers & Kimberly A. Mangers, Husband and Wife to Adams County
Bank, Trustee, for the benefit of Adams County Bank, Beneficiary named herein, said
Deed of Trust being dated 13th day of April, 2005 and recorded in the office of the
County Register of Deeds of Adams County, Nebraska on April 21, 2005, as
instrument #20051718, has been paid, and said Beneficiary has requested in writing that
this Deed of Reconveyance be executed and delivered.
NOW, THEREFORE, in consideration of such payment and in accordance with
the request of the Beneficiary named therein, the undersigned as Trustee, does by these
presents, grant, remise, release and reconvey to the persons entitled thereto all the interest
and estate derived to said Trustee by or through said Deed of Trust in and to the
following described premises, to-wit:
A tract of land in the Southeast Quarter (SE1/4) of the Northeast Quarter (NE1/4) of Section Sixteen
(16), Township Six (6) North, Range Eleven (11) West of the 6`" P.M., Adams County, Nebraska more
particularly described as follows: Referring to the Northeast Corner of said SEl/4NE1/4 of said
Section 16; Thence N 89°52'31"W (assumed) along the North line of said Southeast Quarter (SE1/4)
of the Northeast Quarter (NEl/4) a distance of 41.25 feet to a point on the West Right of Way line of
South Roseland Avenue, said point being the TRUE POINT OF BEGINNING; Thence S 00°00'00" E
along said 41.25 foot Right of Way line a distance of 701.59 feet; Thence N 89°53'31"W a distance of
60.00 feet; Thence S 73°08'47"W a distance of 62.30 feet; Thence S 34°02'15"W distance of 85.10
feet; Thence N 78°34'42"W a distance of 1,127.64 feet to a point on the West line of said Southeast
Quarter (SEI/4): Thence N 00°11'08"E along the West line of said Southeast Quarter (SE1/4) a
distance of 569.52 feet to the Northwest Corner of said Southeast Quarter (SE1/4)1 Thence S
89°52'31"E along said North line a distance of 1,270.73 feet to the Point of Beginning, Containing a
calculated area of 20.01 acres more or less
TOGETHER with all buildings, fixtures, improvements and appurtenances as
belonging to such premises.
