Baeder and Aloys Baeder, wife and husband, GRANTORS, in consideration of ONE AND NO/100 DOLLARS ($1.00), AND CORRECTION OF DESCRIPTION in prior deed, receipt of which is hereby acknowledged, convey and quitclaim to William M. Zimmerman and Julia A. Zimmerman, husband and wife as joint tenants, GRANTEES, the following described real estate (as defined in Neb. Rev. Stat. 76-201): A tract of land in the Northeast Quarter (NEl/4) of Section 21, Township 5 North, Range 10 West of the 6th P.M., Adams County, Nebraska, described as follows: Commencing at the Northwest corner of said Northeast Quarter; thence south 99 rods and 6 feet to a point on the right of way line on the west side of the CB&Q Railroad; thence in a Northeasterly direction along and on said Right of Way line to a point on the North Section Lne; 31 rods and 2 feet east of said northwest corner; thence west to the place of beginning, being all of said Northeast Quarter lying West of said CB&Q Railroad Right-of Way and containing nine acres more or less. This deed is given to correct the description in the Warranty Deed recorded as Instrument No. 20010139 in which the above tract was shown as an exception, instead of being included with the other land therein conveyed.
