GRANTORS Lana K. Smith and Theodore R. Smith, Jr., wife and husband, in
consideration of Love and Affection, hereby convey to Theodore R. Smith, Jr., and Lana
K. Smith, husband and wife, as joint tenants and not as tenants in common, GRANTEES,
the following described real estate (as defined in Neb. Rev. Stat. Section 76-201):
Lot Two (2), Ted Smith Second Subdivision, Adams County, Nebraska,
according to the recorded plat thereof.
GRANTORS covenant (jointly and severally, if more than one) with GRANTEES that
GRANTORS:
(1) are lawfully seised of such real estate and that it is free from encumbrances except
easements and restrictions of record;
(2) have legal power and lawful authority to convey the same;
(3) warrant and will defend title to the real estate against the lawful claims of all persons.
