THAT WHEREAS, all of the indebtedness secured by the Trust Deed executed by James L. Richards and
Frances Kaye Richards to Commercial Federal Bank, A Savings Bank as Trustee for the benefit of
Commercial Federal Mortgage Corporation the beneficiary named therein, dated September 8, 1998 and

NOW THEREFORE„ in consideration of such payment and in accordance with the request of the
Beneficiary named therein, the undersigned as Trustee does by these presents grant, remise and reconvey
to the person or persons entitled thereto all interest and estate derived to said Trustee by or through said
