TRUSTEE'S DEED
This instrument, made this 29~' day of January, 2008, between Eric H. Lindquist, a member
of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to
a power of sale contained in that certain Deed of Trust recorded on August 23, 2005 as Instrument
No. 20053984 in the office of the Register of Deeds of Adams County, Nebraska, and Deutsche
Bank National Trust Company, as Trustee, in trust for the registered holders of Argent Securities
Inc., Asset-Backed Pass-Through Certificates, Series 2005-W2, hereinafter called "Grantee."
WHEREAS, on September 27, 2007, Grantor, executed a Notice of Default pursuant to
which notice was given to Michelle Heikkinen, a single person, Trustor, under that certain Deed of
Trust recorded on August 23, 2005 as Instrument No. 20053984 in the office of the Register of
Deeds of Adams County, Nebraska, covering that certain premises described as:
LOT NINETEEN (19), BLOCK TWO (2), GEDNEY'S ADDITION TO THE
CITY OF HASTINGS, ADAMS COUNTY, NEBRASKA, ACCORDING TO
THE RECORDED PLAT THEREOF,
that a breach of an obligation for which the trust property was conveyed had occurred, and setting
forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
Adams County, Nebraska, on October 1, 2007, as Instrument No. 20074389.
A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
Subsequent thereto, beginning on November 7, 2007, Grantor caused to be published in The
Hastings Tribune, a newspaper having a general circulation in Adams County, Nebraska, a Notice
of Trustee's Sale setting forth a description of the property to be sold and stating that the described
property would be sold at public auction to the highest bidder for cash or certified or cashier's check,
in the main lobby of the Adams County Courthouse, 500 West 4th Street, in the City of Hastings,
Adams County, Nebraska at 10:30 a.m. on December 17, 2007. Publication of such notice was
made for five consecutive weeks on November 7, 2007, November 14, 2007, November 21, 2007,
November 28, 2007 and December 5, 2007, the last publication being at least ten (10) days but not
more than thirty (30) days prior to the date of sale.
A copy of such notice of the time and place of sa1_e was thereafter mailed. to all parties
entitled to notice pursuant to said Deed of Trust and in compliance with Neb. Rev. Stat. §76-1008.
Pursuant to said Notice of Trustee's Sale, Michael P. Burns, attorney for Grantor, did at the
time and place mentioned in said Notice of Trustee's Sale, postpone such sale pursuant to Neb. Rev.
Stat. §76-1009. Thereafter, at 9:00 a.m. on January 17, 2008, Michael P. Burns, attorney for
Grantor, did offer said property for sale at public auction, and did sell the same to Grantee for the
sum of $70,977.51, it-being the highest bidder therefor.
NOW, THEREFORE, in consideration of the premises and of the sum of $70,977.51 so bid
and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
assigns forever, all the estate, right, title and interest of which the said Michelle Heikkinen, a single

person, and her successors in interest, were seized or possessed at the time said Deed of Trust was
given, or at any time thereafter,' in and to the premises sold as aforesaid, to-wit:
LOT NINETEEN (19), BLOCK TWO (2), GEDNEY'S ADDITION. TO THE
CITY OF HASTINGS, ADAMS COUNTY, NEBRASKA, ACCORDING TO
THE RECORDED PLAT THEREOF.
To have and to hold said real estate, with all the appurtenances thereto belonging to said
Grantee, its successors and assigns forever.
IN WITNESS WHEREOF, I have hereunto set my hand this 29th day of January, 2008.
