The undersigned, being the Successor Trustee under a Trust Deed filed for record
on 06/20/2006 Document 20062764 in, the records of Adams County, Nebraska, by
MATTHEW J. RANEY, AN UNMARRIED PERSON, as Trustors, in which Mortgage
Electronic Registration Systems as a nominee for OHIO SAVINGS BANK, is named as
Beneficiary, hereby gives notice that a breach of an obligation for which the trust
property was conveyed as security has occurred, and the nature of such breach is the
Trustor's failure to make debt payments as they became due. The current lawful holder
of the promissory note is Wells Fargo Bank, NA. You are hereby notified that because of
such default, the indebtedness secured by said Trust Deed is accelerated and as of
01/04/2008, is in the amount of the unpaid principal balance of $ 61,440.58 ,plus
interest thereafter. You are further notified that because of such default, the undersigned
has elected to sell or cause to be sold the trust property to satisfy the obligations under the
Trust Deed; the trust property affected is as follows:
THE WEST THIRTY-FIVE (35) FEET OF THE EAST EIGHTY-FIVE (85)
FEET OF LOT FOUR (4) AND THE WEST THIRTY-FIVE (35) FEET OF
