REGISTER OF DEEDS
JUNE CORENE BURMOOD and DARREL BURMOOD, wife and husband,
Grantor, whether one or more, in consideration of One Dollar ($1.00) and other valuable
consideration, receipt of which is hereby acknowledged, conveys to SUSAN R.
FRANKLIN and BRADLEY W. BURMOOD, Grantee, whether one or more, subject to a
Life Estate of JUNE CORENE BURMOOD, the following described real estate (as defined
in Neb. Rev. Stat. Section 76-201) in Adams County, Nebraska:
An Undivided One-half Interest in the Following•
The West Half of the Southeast Quarter (W1/2SE1/4) and the North Fourteen and
one-third (N14-1/3) rods of the Northeast Quarter of the Southeast Quarter
(NE1/4SE1/4), all in Section Twelve (12), Township Eight (8) North, Range Eleven
(11) West of the 6th P.M., Adams County, Nebraska; and
The West Half of the Southwest Quarter (W1/2SW1/4) and the West Half of the
East Half of the Southwest Quarter (W1/2E1/2SW1/4) of Section Fourteen (14),
Township Eight (8) North, Range Eleven (11), Adams County, Nebraska,
EXCEPT, a tract of land comprising a part of the Southwest Quarter (SW1/4) of
Section Fourteen (14), Township Eight (8) North, Range Eleven (11), West of the
6th P.M., Adams County, Nebraska, and more particularly described as follows:
Beginning at a point on the south line of said SW1/4; said point being Five
Hundred Forty and Five Tenths (540.5) feet East of the Southwest corner of said
SW1/~4; thence running easterly along the south line of said SW1/4 a distance of
Two Hundred Ninety-seven (297.0) feet; thence deflecting left 90°00' and running
northerly a distance of Three Hundred Forty-five and Seven Tenths (345.7) feet;
thence deflecting left 90°00' and running westerly a distance of Two hundred
Ninety-seven (297.0) feet; thence deflecting left 90°00' and running southerly a
distance of Three Hundred Forty-five and Seven Tenths (345.7) feet to the point of
beginning and containing 2.357 acres more or less.
Grantor covenants (jointly and severally, if more than one) with the Grantee that Grantor:
(1) is lawfully seised of such real estate and that it is free
from encumbrances, except easements, reservations,
covenants and restrictions of record;
(2) has legal power and lawful authority to convey the same; and
(3) warrants and will defend the title to the real estate
against the lawful claims of all persons.
