MELVIN L. BAKER, a single person, and DONALD D. BAKER, a single person,
Grantor, whether one or more, in consideration of One Dollar ($1.00) and other valuable
consideration, receipt of which is hereby acknowledged, conveys to DONALD D. BAKER,
Grantee, whether one or more, the following described real estate (as defined in Neb.
Rev. Stat. Section 76-201) in Adams County, Nebraska:
A tract in the North Half (N1/2) of Fractional Section Nineteen (19), Township
Seven (7) North, Range Nine (9) West of the 6th P.M., Adams County, Nebraska,
BEGINNING at a point on the West line of said Section Nineteen (19) which is
1569.36 feet North of the Southwest corner of the North Half (N1/2) of said Section
Nineteen (19); thence Northerly on said West line 140.00 feet; thence Easterly
parallel with the South line of said North Half (N1/2) of said Section Nineteen (19)
for 230.00 feet; thence Southerly parallel with the West line of said Section
Nineteen (19) for 140.00 feet; thence Westerly parallel with said South line of said
North Half (N1/2) of said Section Nineteen (19) for 230.00 feet to the PLACE OF
BEGINNING, the Westerly 33.00 feet thereof being Adams County road right-of-
way, Adams County, Nebraska.
Grantor covenants (jointly and severally, if more than one) with the Grantee that Grantor:
(1) is lawfully seised of such real estate and that it is free
from encumbrances, except easements, reservations,
covenants and restrictions of record;
(2) has legal power and lawful authority to convey the same; and
(3) warrants and will defend the title to the real estate
against the lawful claims of all persons.
