REGISTER OF DEEDS
MARY A. LUKOW, a single person, Grantor, whether one or more, in
consideration of One Dollar ($1.00) and other valuable consideration, receipt of which is
hereby acknowledged, conveys to RODNEY S. MOUSEL and REX D. LUKOW, Grantee,
whether one or more, subject to a Life Estate of MARY A. LUKOW, the following
described real estate (as defined in Neb. Rev. Stat. Section 76-201) in Adams County,
Nebraska:
A parcel of land located in the Southeast Quarter of the Southeast Quarter
(SE1/4SE1/4) of Section Eleven (11), Township Six (6) North, Range Twelve (12)
West of the 6th P.M., Adams County, Nebraska, described as follows:
Beginning at the Southeast corner of the Southeast Quarter of the
Southeast Quarter (SE1/4SE1/4) of said Section Eleven (11), thence West along
the South line of the Southeast Quarter of the Southeast Quarter (SE1/4SE1/4) of
said Section Eleven (11) 468.00 feet; thence North parallel to the East line of the
Southeast Quarter of the Southeast Quarter (SE1/4SE1/4) of said Section Eleven
(11) 1,165.35 feet; thence East. parallel to the Sou*h line of the Southeast Quarter
of the Southeast Quarter (SE1/4SE1/4) of said Section Eleven (11) 468.00 feet to
a point on the East line of the Southeast Quarter of the Southeast Quarter
(SE1/4SE1/4) of said Section Eleven (11); thence South along the East line of the
Southeast Quarter of the Southeast Quarter (SE1/4SE1/4) of said Section Eleven
(11) 1,165.35 feet to the point of beginning.
Grantor covenants Qointly and severally, if more than one) with the Grantee that Grantor:
(1) is lawfully seised of such real estate and that it is free
from encumbrances, except easements, reservations,
covenants and restrictions of record;
(2) has legal power and lawful authority to convey the same; and
(3) warrants and will defend the title to the real estate
against the lawful claims of all persons.
