That GRANTOR, Julia Collingham, a single person, in consideration of love and
affection and One Dollar ($1.00) and other good and valuable consideration, receipt of
which is hereby acknowledged, conveys to Gregory A. Collingham and Laurie A. Heeren,
as tenants in common, GRAN"T"EES, subject to a reservation of a life estate to remain with
GRANTOR, the following described real estate (as defined in Neb. Rev. Stat. Sec. 76-201)
in Adams County, Nebraska:
Lot One Hundred Thirty-one (131) and the North Half (N1/2) of Lot One
Hundred Thirty (130), in A. M. Ghost's Addition to the City of Hastings,
according to the recorded Plat thereof.
GRANTOR covenants with the GRANTEES that GRANTOR:
1. is lawfully seized of such real estate and that it is free from encumbrances except
easements, covenants, and restrictions of record;
2. has legal power and lawful authority to convey the same;
3. warrants and will defend the title to the real estate against the lawful claims of all
persons.
