That GRANTOR, Julia Coilingham, a single person, in consideration of love and
affection and One Dollar ($1.00) and other good and valuable consideration, receipt of
which is hereby acknowledged, conveys to Gregory A. Collingham and Laurie A. Heeren,
as ter~anis in common, GRANDEES, subject to a reservatian of a life estate to remain with
GRANTOR, the following described real estate (as defined in Neb. Rev. Stat. Sec. 76-201)
in Adams County, Nebraska:

GRANTOR covenants with the GRANTEES that GRANTOR:

3. warrants and will defend the title to the real estate against the lawful claims of all
