That BYRON L. BROWN AND YLEEN M. BROWN, husband and wife ("Grantors"), for and
in consideration of the sum of TEN DOLLARS ($10.00) and other good and valuable
consideration to the undersigned paid by BYRWN L. BROWN AND YLEEN M. BROWN, TRUSTEE
OF THE BYOON AND YLEEN BROWN FAMILY TRUST dated November 19, 2007 ("Grantee"), the
receipt and sufficiency of which is hereby acknowledged, has GRANTED, BARGAINED,
SOLD and CONVEYED, and by these presents does hereby GRANT, BARGAIN, SELL and
CONVEY, unto Grantee, all that certain tract of land situated in Adams County, Nebraska, and
more fully described in Exhibit A attached hereto and made a part hereof, together with all
buildings, structures, fixtures and improvements located thereon (the "Property") and any and all
mineral rights owned by Grantor appurtenant to the Property, SUBJECT, HOWEVER, to real
estate taxes and installments of governmental assessments which are not delinquent and
easements, rights of way and any and all other matters of record in the official land records of the
Register of Deeds for Adams County, Nebraska.
TO HAVE AND TO HOLD the Property, together with all and singular the rights and
appurtenances thereunto in anywise belonging unto Grantee, is successors and assigns forever;
and Grantor does hereby bind itself, its successors and assigns to WARRANT AND FOREVER
DEFEND, all and singular the Property unto Grantee, its successors and assigns, against every
person whomsoever lawfully claiming or to claim the same or any part by, through or under
Grantor, but not otherwise.
