REGISTER OF DEEDS
This instrument, made this 25t~' day of February, 2008, between Thomas J. Young, a
member of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor",
pursuant to the power of sale contained in that certain Deed of Trust Recorded on May 5,2005 as
Instrument No. 2005-1971 in the Mortgage Records in the office of the Register of Deeds of
Adams County, Nebraska, and Wells Fargo Banlc, N.A., as Trustee for Citigroup Mortgage Loan
Trust, Series 2005-OPT4, Asset Backed Pass-Through Certificates, hereinafter called "Grantee":
WHEREAS, on December 12, 2007, Thomas J. Young, as Successor Trustee, executed a
Notice of Default pursuant to which notice was given to Karen J. Stanley, a single person and
Carrie Utter, an umnarried woman, Trustor(s), under that certain Deed of Trust Recorded on
May 5,2005 as Instrument No. 2005-1971, in the Mortgage Records in the office of the Register
of Deeds of Adams County, Nebraska, covering that certain premises described as:
LOT 87, A.M. GHOST'S ADDITION TO THE CITY OF HASTINGS, ADAMS
COUNTY, NEBRASKA.
that a breach of an obligation for which the trust property was conveyed had occurred, and
setting forth the nature of such breach and of his election to sell or cause to be sold property to
satisfy the obligation. Said Notice of Default was filed in the Office of the Register of Deeds of
Adams County, Nebraska on Recorded on December 14, 2007, as Instrument # 20075445 of the
Miscellaneous records of said County.
A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
pursuant to said Deed of Trust and in compliance with Section 76-1008 R.R.S. Nebraska.
Subsequent thereto, begiruling on January 17, 2008, Grantor caused to be published in
Hastings Tribune, a newspaper having a general circulation in Adams County, Nebraska, a
Notice of Trustee's Sale setting forth a description of the property to be sold and stating that the
described property would be sold at public auction to the highest bidder for cash or certified or
cashier's check in the lobby, at the South door of the Adams County Courthouse, Adams County,.
Hastings, Nebraska. at 10:00AM on February 25, 2008. Publication of such notice was made for
five consecutive weeks on January 17, 2008, January 24, 2008, January 31, 2008, February 07,

2008, February 14, 2008 the last publication being at least ten (10) days but not more than thirty
(30) days prior to the date of the sale.
A copy of such notice of the time and place of sale was thereafter mailed to all parties
entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008 R.R.S.
Nebraska.
Pursuant to said Notice of Trustee's Sale, Gene C. Foote, II, on behalf of Thomas J.
Young, Successor Trustee, did at the time and place mention in said Notice of Trustee's Sale,
offer said property for sale at public auction, and sold the same to Grantee for the sum of
THIRTY-ONE THOUSAND FOUR HUNDRED FIFTY AND 00/10,0 ($31,450.00), it being the
highest bidder therefor.
NOW, THEREFORE, in consideration of the premises and of the sum of THIRTY-ONE
THOUSAND FOUR HUNDRED FIFTY AND 00/100 ($31,450.00) so bid and paid as aforesaid
I, Thomas J. Young, Successor Trustee, do hereby grant and convey unto said Wells Fargo Banlc,
N.A., as Trustee for Citigroup Mortgage Loan Trust, Series 2005-OPT4, Asset Backed Pass-
Through Certificates, all the estate, right, title and interest of which Karen J. Stanley, a single
person and Carrie Utter, an unmarried woman, and their successors in interest, were seized or
possessed at the time said Deed of Trust was given or at any time thereafter in and to the
premises sold as aforesaid to wit:
LOT 87, A.1VI. GHOST'S ADDITION TO THE CITY OF HASTINGS, ADAMS
COUNTY, NEBRASKA.
To have and to hold said real estate, with all the appurtenances thereto belonging to Wells
Fargo Bank, N.A., as Trustee for Citigroup Mortgage Loan Trust, Series 2005-OPT4, Asset
Backed Pass-Through Certificates.
