DONALD R. COX and LISA A. COX, husband and wife, Grantor, whether one or
more, in consideration of One Dollar ($1.00) and other valuable consideration, received
from Grantee, whether one or more, conveys to Grantee, DONALD R. COX, TRUSTEE,
DONALD R. COX REVOCABLE TRUST, the following described real estate (as defined
in Neb. Rev. Stat. Section 76-201) in Adams County, Nebraska:
Mallard Retreat Subdivision located in the Southeast Quarter (SE1/4) of Section
Ten (10), Township Eight (8) North, Range Nine (9) West of the 6th P.M., Adams
County, Nebraska.
Grantor covenants (jointly and severally, if more than one) with Grantee that Grantor:
(1) is lawfully seized of such real estate and that it is free from encumbrances, except
easements, reservations, covenants and restrictions of record;
(2) has legal power and lawful authority to convey the same; and
(3) warrants and will defend the title to the real estate against the lawful claims of all
persons.
