DONALD R. COX and LISA A. COX f/k/a LISA A. KRUEGER, husband and wife,
Grantor, whether one or more, in consideration of One Dollar ($1.00) and other valuable
consideration, received from Grantee, whether one or more, conveys to Grantee, LISA A.
COX, a married person, the following described real estate (as defined in Neb. Rev. Stet.
Section 76-201) in Adams County, Nebraska:
An Undivided One-fourth (1/4) Interest in the following:
The Southwest Quarter (SW1/4~ of Section Eleven (11), Township Eight (8) North,
Range Nine (9) West of the 6 h P.M., Adams County, Nebraska, subject to the
Warranty Easement Deed in favor of the United Sates of America, filed as Inst.
20033547, and subject to that reservation of "all mineral lands" right-of-way
contracts and conditions, restrictions or other easements filed of record.
Grantor covenants (jointly and severally, if more than one) with Grantee that Grantor:
(1) is lawfully seized of such real estate and that it is free from encumbrances, except
easements, reservations, covenants and restrictions of record;
(2) has legal power and lawful authority to convey the same; and
(3) warrants and will defend the title to the real estate against the lawful claims of all
persons.
