REGISTER OF DEEDS
ROBERT L. THOMAS, a single person, GRANTOR, in consideration of One Dollar
($1.00), and other good and valuable consideration, receipt of which is hereby
acknowledged, convey to LARRY L. SADDLER AND C. SUE SADDLER, husband
and wife, GRANTEES, as joint tenants and not as tenants in common, the following
described real estate (as defined in Neb. Rev. Stat. Section 76-201):
The South Fifty-Eight (S 58) feet of the North One Hundred Eighty (N 180) feet of
the West Half (W 1/2) of Block Three (3); and the South Twenty-Nine and Seventy-
Eight Hundredths (S 29.78) feet, except the East Sixty-Six and Nine Tenths (E 66.9)
feet thereof, of the North Half (N 1/2) of the East Half (E 1/2) of Block Three (3);
and the West Fifty (W 50) feet of the North Thirty and Twenty-Seven Hundredths (N
30.27) feet of the South Half (S 1/2) of the East Half (E 1/2) of Block Three (3), all
in Eastwood Addition to the City of Hastings, Adams County, Nebraska, according
to the recorded plat thereof.
GRANTOR covenants (jointly and severally, if more than one) with GRANTEES
that GRANTOR:
(1) is lawfully seised of such real estate and that it is free from encumbrances except
easements and restrictions of record;
(2) has legal power and lawful authority to convey the same;
(3) warrants and will defend title to the real estate against the lawful claims of all
persons.
