TRUSTEE'S DEED
This instrument, made this 7th day of January, 2008, between Eric H. Lindquist, a member
of the Nebraska State Bar Association, Successor Trustee, hereinafter called "Grantor", pursuant to
a power of sale contained in that certain Deed of Trust recorded on March 8, 2004 as Instrument
No. 20041122 in the office of the Register of Deeds of Adams County, Nebraska, and Federal
National Mortgage Association, hereinafter called "Grantee."
WHEREAS, on October 17, 2007, Grantor, executed a Notice of Default pursuant to which
notice was given to Dolores V. Witte, a single person, Trustor, under that certain Deed of Trust
recorded on March 8, 2004 as Instrument No. 20041122 in the office of the Register of Deeds of
Adams County, Nebraska, covering that certain premises described as:
THE EAST 50 FEET OF THE WEST 100 FEET OF BLOCK 8, EXCEPT THE
NORTH 145 FEET, THEREOF, EASTWOOD ADDITION TO THE CITY OF
HASTINGS, ADAMS COUNTY, NEBRASKA,
that a breach of an obligation for which the trust property was conveyed had occurred, and setting
forth the nature of such breach and of his election to sell or cause to be sold such property to satisfy
the obligation. Said Notice of Default was filed for record in the Office of the Register of Deeds of
Adams County, Nebraska, on October 19, 2007, as Instrument No. 20074676.
A copy of such Notice of Default was thereafter mailed to all parties entitled to notice
pursuant to said Deed of Trust and in compliance with Section 76-1008 R.R.S. Nebraska.
Subsequent thereto, beginning on November 20, 2007, Grantor caused to be published in
The Hastings Tribune, a newspaper having a general circulation in Adams County, Nebraska, a
Notice of Trustee's. Sale setting forth a description of the property to be sold and stating that the
described property would be sold at public auction to the highest bidder for cash or certified or
cashier's check, in the main lobby of the Adams County Courthouse, 500 West 4th Street, in the
City of Hastings, Adams County, Nebraska at 10:00 a.m. on January 3, 2008. Publication of such
notice was made for five consecutive weeks on November 20, 2007, November 27, 2007,
December 4, 2007, December 11, 2007 and December 18, 2007, the last publication being at least
ten (10) days but not more than thirty (30) days prior to the date of sale.
A copy of such notice of the time and place of sale was thereafter mailed to all parties
entitled to notice pursuant to said Deed of Trust and in compliance with Section 76-1008
R.R.S. Nebraska.
Pursuant to said Notice of Trustee's Sale, Michael P. Burns, attorney for Grantor, did at the
time and place mentioned in said Notice of Trustee's Sale, offer said property for sale at public
auction, and did sell the same to Wells Fargo Bank, N.A. for the sum of $40,950.00, it being the
highest bidder therefor. Wells Fargo Bank, N.A, has assigned all of its right, title and interest in
such bid to Grantee.
NOW, THEREFORE, in consideration of the premises and of the sum of $40,950.00 so bid
and paid as aforesaid, I, Grantor, do hereby grant and convey unto said Grantee, its successors and
assigns forever, all the estate, right, title and interest of which the said Dolores V. Witte, a single

person, and her successors in interest, were seized or possessed at the time said Deed of Trust was
given, or at any time thereafter, in and to the premises sold as aforesaid, to-wit:
THE EAST 50 FEET OF THE WEST 100 FEET OF BLOCK 8, EXCEPT THE
NORTH 145 FEET, THEREOF, EASTWOOD ADDITION TO THE CITY OF
HASTINGS, ADAMS COUNTY, NEBRASKA.
To have and to hold said real estate, with all the appurtenances thereto belonging to said
Grantee, its successors and assigns forever.
IN WITNESS WHEREOF, I have hereunto set my hand this 7r" day of January, 2008.
